Limited Asset Pool - Is the Australian commercial property market too small to attract the serious investors?

With major funds competing heavily for prized assets in the $400mil plus category, is the Australian market too small to attract serious investment from both local and overseas funds? Last week "The Cucumber" in London sold to a private investor for £700mil GBP. Assets of this quality and value rarely exist in Australia let alone being snapped up by a private investor. Major funds and investment houses are finding it extremely difficult to secure suitable properties in which to park their funds.
